Last month, the Federal Reserve lowered the interest rate basis, yet unexpectedly, mortgage rates have GONE UP! This is due to market anticipation and shifts in the bond market. Still, the bigger picture is positive—interest rates have dropped by 1.5% over the last year, and we’re likely to see gradual decreases in the coming months. In the Sacramento area, prices and inventory have remained stable, a trend I expect will continue into the new year. With rates likely to drop further, now is a great time for home buyers to get into the market!

Have you heard about Braden?

Did you know new community-based town has been in the works and the official ground-breaking ceremony just took place? 

 

Braden, a new 2,600-acre master-planned community near Rancho Cordova, is set to transform the Sacramento region with its modern, mixed-use design. Developed by Somers West, Braden will feature approximately 8,000 residential units, spanning a wide price range to accommodate diverse buyers.

The community will also include 2 million square feet of commercial and retail space, providing residents access to essential services like grocery stores, restaurants, and schools—all within walking distance, 35% dedicated open space, 75 miles of multi-use paths and bike lanes, 48 miles of trails, three anticipated elementary schools and a middle/high school, six central mobility hubs, and more. Currently the plan is for Braden, CA to be a town within Sacramento county, but it's possible that the community could be annexed by Rancho Cordova at a future date.

Braden’s design emphasizes sustainability and walkability, reducing the reliance on cars and encouraging more outdoor, foot-powered lifestyles. Residents will benefit from “mobility hubs” that make commuting via bikes and electric vehicles easy. The development will also include parks, a K-8 school, and shared green spaces for community-building activities like barbecues and playdates.

 

Construction began in late 2022, and the project is expected to take several years to complete. The first phase will include over 900 diverse dwellings and approximately 966,000 square feet of commercial space, with an anticipated completion in July 2026. Once fully developed, Braden will be a unique “town within a town,” connected to the greater Sacramento area but offering a close-knit, environmentally conscious community. This new community will be a great opportunity for those interested in new construction homes and modern living!

Discovering New Construction Communities

When it comes to finding new construction home communities, there are a variety of ways you can begin your search to discover your dream home. Just remember, if you want to work with an agent when buying a new construction home, they need to come with you on your first visit to a community, so get them involved from the beginning! Here are some strategies to help you get started:

1. **Explore Online Resources**

The most efficient way to begin is by searching online. My New Construction Community Website is a valuable resource, offering listings of the latest communities and developments in your area. It’s updated frequently with new home opportunities, giving you a centralized place to explore options from multiple builders at your convenience.

 

2. **Check Publications like New Homes Magazine**

Printed and digital publications like New Homes Magazine are excellent resources. They often feature detailed information about upcoming developments, builder incentives, and floor plans, providing a comprehensive overview of what’s available. You can find these magazines in grocery stores, libraries, or real estate offices, or subscribe online.

3. **Drive Around Target Areas**

If you’re already familiar with certain neighborhoods or cities, take a drive around those areas. Many builders put up signs announcing new developments, and this could lead you to a community you might have otherwise missed. Keep an eye out for "Coming Soon" signs or even open houses in areas with high growth.

4. **Attend Open Houses for New Builds**

Some builders will add some of their homes onto MLS and will even hold open houses! Builders often host open houses to showcase new model homes. You can find open house events online or by driving around areas where you’re interested in purchasing. This will not only give you an idea of the home’s layout but also let you meet builder representatives who can give you details about upcoming phases in the community. If you're heading to a community and you want to work with a realtor, make sure they come with you on your first visit!!

5. **Consult a Real Estate Agent**

Earlier in this newsletter you read about the benefits of using a Real Estate Agent in new construction homes. They are often the first to know about upcoming developments and can help guide you through the process, from selecting a community to negotiating with builders.
