Have you heard the news? Mortgage rates have been coming down, and the expectation is that they will drop even further as the Federal Reserve meets on September 17-18! While it's unlikely rates will fall back to the historic lows of 2-3% we saw during the pandemic, we may see them settle in the more typical pre-pandemic range of 3-5% eventually. Even now, rates are much better than the 7%+ we saw recently! For those of us who remember the early 2000s, rates above 5% were the norm, so we're not exactly in uncharted territory.

 

This shift could lead to an interesting fall and winter real estate market. Traditionally, this time of year sees a slowdown in activity and a slight dip in home prices, only to rebound in the spring. However, with falling interest rates, we might see more buyers entering the market, which could create increased competition. While there should be a steady stream of sellers, it's uncertain whether there will be enough to meet the demand. If not, we might experience a slight uptick in home prices over the winter months.

🍂 Essential Tips for a Cozy and Safe Season 🏠

Even though temperatures are still high, the days will be getting shorter and the temperatures will start to drop! Now is the perfect time to prepare your home for the fall season. Taking a few simple steps can make your home more comfortable, energy-efficient, and ready to handle the cooler weather. Here’s a handy checklist to help you get your home ready for fall. If you need any help or would like recommendations for trusted vendors, feel free to reach out!

 

1. Inspect and Clean Your Gutters and Roof 🏠🍁

Falling leaves can quickly clog your gutters, leading to water buildup and potential damage to your roof and foundation.

  • Clean Out Leaves and Debris: Use a ladder to safely remove leaves, sticks, and other debris from your gutters. Consider installing gutter guards to minimize the amount of debris that can accumulate.
  • Check for Leaks: While cleaning, look for any leaks or areas where the gutters may have pulled away from the house. Repair any issues to ensure proper drainage.
  • Check the Roof: Examine your roof for slipped tiles or shingles. Even tile roofs need regular maintenance to prevent leaks and water damage (maintain those valleys!). Look for cracked, broken, or missing tiles or shingles and arrange for repairs as needed to avoid costly damage later.

2. Check Your Heating System 🌡️🔥

Before the cold weather hits, it’s important to make sure your heating system is working efficiently.

  • Schedule a Tune-Up: Have a professional inspect and service your furnace or heating system to ensure it's in good working condition. Regular maintenance can help prevent breakdowns and keep your system running efficiently.
  • Change Air Filters: Replace your air filters to improve air quality and ensure your heating system runs efficiently. Dirty filters can restrict airflow and cause your system to work harder.

3. Seal Drafts and Insulate 🔄🪟

Drafts can make your home feel colder and increase your heating bills. Take some time to seal any gaps and improve insulation.

  • Check Windows and Doors: Use weatherstripping or caulk to seal any gaps around windows and doors where cold air can enter. Don’t forget to check the areas around electrical outlets and baseboards.
  • Insulate Your Attic: Proper attic insulation can prevent heat from escaping, making your home warmer and more energy-efficient.

4. Clean and Inspect the Fireplace and Chimney 🔥🧹

If you have a fireplace, fall is the perfect time to get it ready for use.

  • Hire a Chimney Sweep: Have your chimney inspected and cleaned by a professional to remove any soot, debris, or creosote buildup. This can prevent chimney fires and ensure proper ventilation.
  • Check for Drafts: Make sure the damper opens and closes properly and check for drafts when the fireplace is not in use.

5. Test Smoke and Carbon Monoxide Detectors 🚨🔋

With more time spent indoors and the increased use of heating, it’s essential to ensure your smoke and carbon monoxide detectors are functioning properly.

  • Replace Batteries: Change the batteries in your smoke and carbon monoxide detectors. It’s a simple step that can save lives.
  • Test Each Detector: Press the test button on each detector to ensure they are working. Keep in mind, testing a detector only tests the audible alarm, and not their ability to check for CO and smoke. Detectors are generally good for 10 years, so replace any detectors that are over ten years old or are malfunctioning.

6. Reverse Ceiling Fans 🌀🔄

Ceiling fans aren’t just for summer! Reversing the direction of your ceiling fan can help circulate warm air throughout your home.

  • Switch to Clockwise Rotation: Set your ceiling fan to rotate clockwise at a low speed during fall and winter. This helps push warm air that rises to the ceiling back down into the room, making it feel warmer.

If you haven’t already, I highly recommend exploring the Sacramento Public Library's digital offerings through the Libby app. This is a fantastic benefit for residents of the greater Sacramento area. 

The Libby app is a free, user-friendly platform that allows you to borrow eBooks, audiobooks, and magazines from the Sacramento Public Library. All you need is a valid library card, which you can get for free at any library branch in Sacramento County. Once you have your card, simply download the Libby app, sign in with your library card details, and you’ll have access to thousands of digital titles.

  • Convenience: With the Libby app, you can borrow and read books directly on your smartphone, tablet, or even on your Kindle device. This means you can carry a whole library in your pocket, perfect for when you’re on the go or just relaxing at home.
